A landmark has been reached in the 74-year history of Helmkamp Construction Co., Inc. with the appointment of Rob Johnes as president. Johnes, 37, is the first president of Helmkamp who is not a member of the family of company founder Gilbert Helmkamp.

Brad Farrell, grandson of the founder, who served as president of Helmkamp from 1994 through 2011, will assume the role of CEO. “In addition to Rob’s appointment being a first for our company, a personal milestone for me coincides with this change: This year is my 25th year with Helmkamp. Rob is the logical choice to provide continuity and to take Helmkamp to the next level as I transition out over the next 8-10 years.”

Rob Johnes joined Helmkamp in 1997 after completing his Bachelor of Science degree in construction engineering from SIU-E. He has worked with clients as diverse as Ameren, Washington University, Gateway Regional Medical Center, and ConocoPhillips. Johnes has coordinated technology improvements at Helmkamp including the integration of total robotic station, project management, accounting, and customer relationship systems. He has also directed the training/continuing education for Helmkamp’s project management team.

Johnes lives in Alton with his wife Karin and five-year-old twins, Caroline and Raymond.

Helmkamp is a relationship-based general contractor working exclusively for private, professional, repeat buyers of construction, primarily in the industrial, power, healthcare, higher education, and telecommunication industries. Helmkamp provides self-performed general contracting services, including civil, millwright, concrete, carpentry, structural steel, and pile driving.

Helmkamp employs 150 people and has projected 2012 volume of $38 million.

An old construction estimating joke goes: “You need it good, affordable, and fast? Pick two, then call me back. ”

When the developer of new power industry technology needed not only quality, budget, and speed, and safety, and the ability to quickly and consistently deliver anywhere in the country at any time, Helmkamp met the challenge.

Helmkamp’s long experience and strong staffing in power plant work has paid off for the technology company. The engineering firm is supplying turnkey clean coal solutions for power generation plants around the country. The projects include the installation of conveying and chemical application equipment, plus all supporting structural steel.

The new process has proven exceedingly popular with power plants from Texas to North Dakota because of federal tax credits associated with installation of the process. The catch is that the projects have time-sensitive deadlines associated with them in order to achieve the tax incentives.

Veteran Helmkamp power generation project managers Joe Stange and Brian Bechard have been traveling around the country organizing these projects. Joe most recently has been the lead project manager on $45 million worth of civil work on a power plant flue gas desulfurization program. Brian has been working with Joe as assistant project manager on that project.

Each project has its own unique issues. For example, at one plant a tire feeder had to be demolished in order to install the new equipment. The tire feeder had a conveyor structure that also supported some existing utilities.

These kinds of challenges – coupled with the fact that the work is frequently performed on a 24/7 basis, in operating plants with no outages – calls for meticulous project coordination and millwright/ironworker team members who are skilled and comfortable relying on one another.

Helmkamp’s experienced teams have proven up to the task.

“The benefits of working with Helmkamp have been flexibility, quick installations, and the ability to mobilize and manage in various states,” the customer’s development director said.

“I am very pleased with the final product, the facility, locker room, lunch room, and office area turned out better than I expected.
Rhonda L. Asher-Hibdon, VP Director Property Management — First Bank

“I would like to take this opportunity, now that this project is coming to a close, to thank you and the crew that Helmkamp provided to perform this very difficult task for WorldCom. As you well know, protecting the integrity of an operating telecommunications network is paramount in today’s highly competitive telecommunications industry and no easy task. I am pleased to say that, Helmkamp met this difficult challenge successfully and in a professional manner. The skill and attitude displayed by Tony Cafazza and his crew are exceeded by none and is very rare in today’s Construction industry and needed to be noted. Thank you for a job well done and I look forward to working with Helmkamp Construction again in the future.”

Terry Metcalf, WorldCom Field Engineer — St. Louis, MO

“I just wanted to take the time to recognize the outstanding Job Greg Kohlberg and Tony Cafazza have done on the B2N project.
We have received numerous positive comments from everyone involved with this project and even from

people/occupants in the construction areas of how great and cooperative Greg and his crews have been on this job. This projects a very professional and positive image for all of us, Corporate Services and Helmkamp, when our management gets feedback like that from our clients.
Both Tony and Greg have been a pleasure to work with; their approach to safety, customer service, and attention to schedule has been outstanding.”

Thank You, Gary Wilken, Pharmacia

“The contractor is Helmkamp and the individual that runs their jobs here is Bill Bridwell. Bill is one of the most safety conscious individuals I have worked with and is a real asset to the site. They quickly installed several metal posts and strung two lines of yellow construction tape along the second tier of the parking lot to block the pathway along the hill. I was quite impressed that they responded so quickly and it looks nice. I am not even sure if they are responsible for this situation but they handled it efficiently. They responded like a Monsanto contractor should, showing good safety practices.”

Terry Shofner, Monsanto Co.

“It is often noted when an approved contractor working on Monsanto’s campus fails to meet safety requirements, but rarely noted when a contractor does meet those requirements. I would like to formally commend an individual for exemplifying what I will call “Contractor Care Awareness”. He is Greg Kohlberg, General Foreman for Helmkamp Construction. As the GeneralForeman on the “A” Building ADA Ramp project, Greg Kohlberg not only meets Monsanto’s safety requirements, he continuously exceeds them.Through his initiative and foresight, he has remained one step ahead on safety by taking extra measures to prevent potential hazards.”

John Martine, Jr., Project Manager, Monsanto Corporate Services

“The department shutdown went very well thanks to the expertise and dedication of the Helmkamp work force.John Brewer and Mike Terry were instrumental in getting the work completed. They were very helpfulin the suggestions they brought forth and kept the shutdown progressing. The shutdown was long and very laborious, but John and Mike kept crews focused and working safely and efficiently. Helmkamp continues to work in a direction that is best for their customer and doing things correctly.

The quality and workmanship exhibited by all members of the crews was exceptional. I worked with both crews and was shown a good sense of teamwork and skill. Everyone kept moving along and working very smart. They endured the long hours and still, for the most part, kept their sense of humor. Please pass along my thanks as I surely appreciated the efforts and pride put forth. The shutdown would have been a complete failure without the dedication and work ethics of all the crew members.

Finally, I want to thank John Brewer for all his effort. John had vision in what to look out for and utilized his many years of experience to the advantage of the project team. John is a great asset and should not be taken for granted. John was constantly looking for ways to move the job forward and minimize the shutdown duration. The department started up without any issues and this can attribute to the
leadership that John provided.”

Glenn D. Grgeskowiak, Astaris

“I just wanted to say “Thank You” for your performance while working at the Carondelet site. It is because of all the work that you put into safety that assures that the worker that comes onto our site is able to go home to their family. I know there are others that have contributed to this and as we move on from job to job the need will always be there for a safe working environment.”

Rich Miller, Contractor Guest Safety, Astaris

“It has been a pleasure working with Helmkamp throughout the years. I have always held Helmkamp In the highest regard. Partnering is a buzz word people tend to banter about, but we practiced that concept in its truest form. Throughout the years we have established a level of trust that few owners/contractors enjoy. Friendship, trust and quality are the keys to our successful relationship.

I am a firm believer in Helmkamp’s integrity and have been able to demonstrate to others Helmkamp’s commitment to honest, safe, quality construction. That commitment has made my job much easier promoting Helmkamp’s attributes.”

Cardiac catheterization saves lives by allowing cardiologists to perform minimally invasive procedures working inside a beating heart. When the cardiac cath lab at Gateway Regional Medicial Center in Granite City reached the limits of its life cycle, Helmkamp was called in to build a new unit within the hospital.

Helmkamp performed pre-construction and construction services for a complex re-configuration of the existing cath lab suite including coordination of state of the art cath lab equipment. Challenges included utilizing a temporary cath lab with all of the required utilities & patient access during construction, installation of new mechanical equipment, extensive electrical upgrades, coordination with new state of the art cath lab equipment, and new finishes. All of this work was conducted within an existing facility with active operating rooms on the floor above.

Upon completion of the design, Helmkamp submitted a proposal to renovate the lab on a time & material basis with a guaranteed maximum price. With exception of the mechanical & electrical work, Helmkamp put the much of the work out for competitive bids in order to get as low a construction cost as possible.

Due to the addition of several mechanical upgrades during the design phase, the final cost proposal exceeded the initial budget amount. Helmkamp then performed a value-engineering process to bring the cost back down to an amount acceptable to the owner without sacrificing the desired mechanical upgrades.

Before the scheduled start of the project, the existing cath machine failed and could no longer be used. Helmkamp was called on to install a power pedestal at the mobile cath location; bring power, fire alarm, voice/data to the mobile cath; construct a temporary exterior walkway complete with emergency egress doors, lights and exit signage; rent a temporary UPS and provide diesel fuel for the mobile cath generator. This work was all done on an emergency basis so that patient care could be restored as soon as possible.

The failure of the existing cath machine and the earlier arrival of the temporary mobile cath did have one benefit. It allowed the entire cath suite to be renovated in one single phase instead of split into two phases as was originally planned.

The cath lab suite is located very near an operating room on the floor above. This presented a challenge when performing vibration causing work. Through close coordination between Helmkamp, Gateway Regional Facilities department and the OR staff; the vibration causing work was accomplished during periods of time when they would not cause disturbance to procedures in the OR.

The space between the new lay-in ceiling and the concrete roof deck above was minimal. This required Helmkamp to carefully manage the routing of ductwork, piping and conduit to ensure that it would all fit while still meeting the specified lay-in ceiling height. This is especially true in the equipment room and above the procedure room ceiling due to the additional obstruction of the Helmkamp-installed unistrut system to support the cath equipment and the Helmkamp-installed support structure for the Steris light. The location of light fixtures, speakers and sprinkler heads in these ceilings had to be rearranged from the original design and very closely managed to make it all fit.

The project included the installation of a new roof top air handler unit. Helmkamp coordinated closely with Gateway Regional’s Facilities & Security departments prior to setting the unit. This included reviewing the lift plan with them and getting their approval of it, coordinating the partial shutdown of the driveway and evacuation of staff and patients from the building directly under the path of the lift.

As with all Helmkamp projects, good housekeeping practices both inside and outside of the work area were diligently adhered to. Most of the demolished materials were removed from the suite in covered gondolas so that dust was not spread throughout the hospital. In addition to that, dust barriers with negative air monitors were erected around the suite and were left in place during the work and negative air pressure was maintained within the suite. These temporary partitions were erected in the corridors of the hospital and were erected so as not to impede emergency egress requirements. Gateway Regional’s Infection Control nurse was very complimentary of Helmkamp’s execution of this project.

To allow for quick and safe access to the work area on the roof above the cath lab suite and to the area of the roof where the new roof top air handler unit and support structure were installed, Helmkamp constructed a temporary stairwell, walkway and fall protection rail system from the outside ground level to the roof. The temporary stairwell and walkway made access to the roof much quicker than the circuitous route that would have otherwise been required. This made material deliveries to the roof much easier and expedited the work on the roof.

There were multiple power shutdowns required to make final tie-ins for electrical systems. Two of these shutdowns affected large portions of the hospital including shutdown of electrical service to the main bank of elevators. This work was coordinated with Gateway’s facilities and security departments and was performed in the early morning hours over a weekend to minimize disruption to the hospital.

Some shutdowns of the water service that served a large portion of the hospital were also required to make tie-ins. It was determined that instead of tying in to the mains, it would be better to tie in at the existing shut off valves which were determined to still be in good shape. By doing this, Helmkamp avoided having to shut off the water mains that would have impacted the rest of the hospital.

There was not sufficient power available to power both the mobile cath lab and the new permanent cath equipment. To facilitate the startup and testing of the new cath lab equipment, for a period of one week, the power was shut off from the mobile cath and brought to the new cath equipment so that Phillips could start it up and test it. After this week, power was cut off and restored to the mobile cath.

The existing terrazzo floor was substantially out of level. Helmkamp performed an extensive amount of grinding down high spots and filling in low spots to get the floor level. In some areas this required cutting out some of the floor so as not to interfere with the swings of new doors.

Gateway now plans to add a second cath unit on the other side of the control room for the first new lab.

The medical facilities that Helmkamp team members build during their working hours make a visible contribution to community health. Helmkamp employees also contribute significantly to community health with their personal time.

Beth Abernathy, an administrative assistant in Helmkamp’s office stepped up and volunteered to organize Helmkamp’s participation in the St. Louis Children’s Hospital KIDstruction Week effort (May 10-14). That industry-wide program combined contributions from contractors, vendors, and employees of construction firms. Helmkamp Construction matched all contributions from its employees. The industry collectively raised $171,000 for Children’s Hospital.

Helmkamp Superintendent Kevin Feldott emailed his fellow employees:

“On December 1, 2011 my 7 year old son Logan was diagnosed by his pediatrician with juvenile diabetes. This is a serious situation

where his pancreas had shut down and was no longer making insulin, which is needed to control blood sugar levels. If blood sugars get too low he can go in to a coma, and if too high his blood becomes acidic. We made the decision to take him straight to Children’s Hospital, where we believed he would receive the best care possible. When we arrived, we received prompt attention and wonderful accommodations specifically designed with the children in mind. Over the next three days my wife and I were put through an almost overwhelming crash course in juvenile diabetic care….

“It is a great peace of mind to know that should one of your children become ill, we here near St. Louis have one of the world’s leading pediatric Hospitals at our disposal. It is important that we continue to support our local institutions in the event we ourselves or our loved ones have a need.”

On September 24 Helmkamp was once again a major sponsor for the Walk to End Alzheimer’s at SIU-Edwardsville. The Alzheimer’s Association has long had a special place in this company’s support. The wife of Helmkamp’s suffered for many years with Alzheimer’s. A number of company employees have had Alzheimer’s, dementia, and other memory issues affect members of their family.

“I’m walking for my Mom,” said Bruce Williams, who walked with his wife Mary Lou.

Helmkamp Superintendent Greg Kohlberg helped to man the Helmkamp information table at the event.

Greg, along with Helmkamp Project Manager Rod Ferree has also helped out with the East St. Louis Green Partnership’s community gardening program. Helmkamp provided “seed” money for the construction of raised beds and refurbishing of the area around the partnership’s garden in East St. Louis’ Jones Park – one of several facilities sponsored by the ESLGP. Greg and Rod provided expertise and their own labor to build 15 raised beds in one day. The ESLGP is comprised of representatives from the East Side Health District, SIUE School of Nursing, Washington University’s Brown School of Social work and various East St. Louis organizations.

Documentation of the East St. Louis community gardens has been chosen as for inclusion as a case study by the U.S. Department of Health and Human Services in its Healthy People 2020 initiative. “Healthy People” http://www.healthypeople.gov/2020/default.aspx is an ongoing initiative that began in 1990. She has been involved for seven years with medical missions sponsored by Central Methodist Church of Fayetteville, AR.

Tom and Kathi brought along four of Kathi’s SIUE student nurses to the medical mission, which was near. Over 1,000 persons received medical and dental treatment during the clinic.

Dynegy, Inc. needed to improve the quality of the emissions from their coal-fired power plant at the Baldwin Energy Complex in Baldwin, IL.

The process of doing this is called dry flue gas desulfurization, which removes sulfur dioxide (SO2) from the exhaust flue gases. This is accomplished by installing specialized equipment called baghouses and scrubbers.

To maximize the sulfur dioxide reduction, all three units at the power plant needed this equipment. Total cost of the project, which is ongoing toward a completion date in 2011, is $500 million. Helmkamp’s portion of this is approximately $45 million, most of which is self-performed work.

Dynegy, Inc. hired Helmkamp Construction Company to manage all of the civil work for this project, including the site work, utility excavations and support, as well as installing all of the foundations.

Work must be closely coordinated because of tight space and the need to maintain plant operations. Access to the site is restricted by the main plant on one side and Baldwin Lake on the other.

This project was both complex and unique in many ways. Working in a power plant that is fully operational is a challenge in itself. Add to it limited access and mobility due to the location of the project being in between the plant and Baldwin Lake, which is used to cool the plant; along with several other companies and crafts that were directly hired by Dynegy, Inc. This required detailed coordination among all personnel and crafts on this project and also with Dynegy, Inc. personnel working inside the plant on normal operations.

There were many underground obstructions that were not shown on the drawings that Helmkamp efficiently identified and addressed, which helped keep the project on schedule and within budget.

Helmkamp personnel utilized a “Robotic Total Station” along with an LM80 Desktop which allowed for precise, efficient, and successful layout of over four thousand anchor bolts and all of the foundations, with zero reworks/re-dos. It also allowed Helmkamp to incorporate drawing revisions efficiently, by entering them into the desktop model, which then transferred them to the field for immediate implementation.

Helmkamp placed approximately two thousand five hundred auger cast piles at an average depth of sixty feet. The Robotic Total Station/LM80 was used during this work also, which would allow Helmkamp to easily re-establish pile locations if needed at a later time in the project. In order to save time and money Helmkamp used five gallon buckets to cover the exposed rebar on the auger-cast piles, instead of the traditional rebar caps.

Helmkamp poured a total of approximately thirty thousand cubic yards of concrete, with the largest single pour for the lime storage and waste ash silo foundations which was approximately 2,200 cubic yards, and required the coordination of three concrete pump trucks simultaneously during the pour with limited access to the site. The second largest pour was approximately 1,300 cubic yards.

There were many special challenges to this project. The first challenge was completing the excavations in a tight space with limited access for equipment. During excavation it was necessary to identify, communicate, and efficiently resolve issues related to underground obstructions that were not previously known to exist. Helmkamp precisely coordinated all work, effectively communicated daily activities, and immediately notified all involved of any unknown obstructions.

The second challenge was pouring new foundations for the new equipment in a tight space with limited access during the winter months for two consecutive winters. Site conditions included sub-freezing temperatures, snow, and ice.

Helmkamp allowed employees ample time to warm up as necessary, by having enough employees to rotate duties and by getting hourly forecast updates and precisely planning all concrete pours – which included a pour of over 2,000 cubic yards.

The final challenge was ensuring that normal activities inside the plant near the construction area were not uninterrupted. To do this, project management communicated as frequently as hourly with Dynegy operations staff working around the project and with Helmkamp personnel.

Dynegy, Inc. required this project to be completed in the safest possible manner. Helmkamp Construction Company completed this project with 200,000 man hours, with one recordable incident – a twisted knee.

Helmkamp personnel participated in daily tool box talks, along with daily job site analysis (JSA’s) to ensure all possible hazards had been identified and addressed.

Helmkamp and Dynegy, Inc. performed weekly progress meetings, as well as safety updates and training. Other activities include quarterly tool inspection and monthly safety lunches on site.

Helmkamp Construction Company management conducts monthly companywide safety meetings for all employees, as well as monthly, quarterly and yearly safety rewards for safe performance.

In 2008 Helmkamp received a zero injuries award from the National Maintenance Agreements Policy Committee for 57,321 injury-free, self-performed man hours at Baldwin.

Helmkamp’s dedication to employees working safely has resulted in a current experience modification ratio (EMR) of 0.67.

The owners expected the quality of construction to be nothing short of superb.

Dynegy’s manager on the baghouse/scrubber project wrote:

“Helmkamp Construction Company’s performance to date on a project of this magnitude speaks volumes to their dedication, integrity and professionalism. I would like to take this opportunity to thank them for the great work they have performed and praise them for the continuous dedication to improving our facilities.”

A major manufacturer of pasta products has relied on Helmkamp for a number of years for equipment maintenance and installation and general plant maintenance. Helmkamp maintains a full time crew of millwrights at the customer’s plant. The plant manager knows that whatever the issue Helmkamp will deal with it efficiently and effectively.

When it came time to replace one of the major pasta dryers in the plant the owner briefly entertained the idea of putting the project out to bid. Helmamp’s proven performance and cost-effective approach to the project resulted in a negotiated award of this bid.

Helmkamp’s crew coordinated closely with the plant personnel, the manufacturer’s rep, and specialty trades on the project. The two-story tall, block-long dryer arrived from Switzerland in hundreds of crates. Within schedule, the glitch-free installation was complete and the line was cranking out thousands of pounds of spaghetti, bow ties, and other pasta products per hour.
